Leaking underground pipes in a strata / apartment complex (Hawthorn)

Hi everyone, I'm currently on the owners corporation committee for a small 6-unit apartment block in Hawthorn. We've been having an ongoing issue where the common garden area near the main entrance is constantly soggy, and the water authority alerted us to unusually high consumption on the shared main meter. Since it's a strata property, we can't just hire a random tradie to start digging up shared paving or garden beds without exact proof of where the fault lies, as all owners need to agree on the scope of work. Can anyone recommend an expert in water leak detection melbourne who has experience with strata or multi-residential properties and can provide a precise, non-invasive assessment for body corporate approval?

Strata plumbing issues are notorious for causing arguments between owners if you don't have clear answers! I'm on the committee for a block in St Kilda, and we faced the exact same problem with a leaking main line under our paved courtyard. We brought in https://leaksrus.com.au/ to do the diagnostic scan. They used non-invasive tools like acoustic listening gear and CCTV drain/pipe cameras to map out the entire underground system. They pinpointed the exact broken joint under one specific paving slab, meaning we only had to lift one slab to fix it instead of paying for a massive excavation of the common driveway. Their detailed written report made it super easy for our body corporate to approve the repairs immediately. Highly recommended for strata work!
